Ridgecut Road and Matterhorn Venture Partners Acquire Infill IOS Asset in Northern NJ

CHICAGO, April 1, 2025 /PRNewswire/ -- Ridgecut Road, in partnership with Matterhorn Venture Partners ("MVP"), is pleased to announce the successful acquisition of 1401 East Linden Avenue, a 1.7-acre industrial outdoor storage (IOS) facility in Linden, NJ. Situated in a high-demand industrial submarket, the property features a 17,000 square foot masonry building just 10 miles from Newark International Airport and Port Newark.

The property is uniquely positioned as a cross-dock warehouse facility with 9 loading docks in addition to a maintenance facility with 3 oversized drive-in doors offering functionality to a wide range of high-throughput users in this infill location. The site offers irreplaceable access to major distribution routes in Northern NJ including Routes 1 and 9, I95 and I278.

The property will be fully repositioned into a class A IOS facility with a capex program to improve curb appeal and functionality, including new dock doors and packages, new oversized drive-in doors, upgraded exterior lighting, enhanced fencing, new roof, repaving and repatching heavy-duty concrete apron, office refresh (paint, carpet, tile), and repainting the interior and exterior of the building.
